The existing buildings are as follows;
Beach Resort (MMBR) resides on 2,250 sqm of land of which 850sqm is currently being utilized. The land is freehold and owned by the resort.

The existing buildings are as follows;

  1. “Seven waterfront apartments and a two-bedroom “lumbung style” villa with ocean views.
  2. Bar, kitchen, front office
  3. Beachfront restaurant with seating for up to 50 guests. This area also has an outdoor kitchen and 5 gazebos for guests to relax in.
  4. Behind the existing resort, there is 1,400 sqm of vacant land for future development.
  5. The two-bedroom villa is under lease to an Australian investor for another 93 years. The agreement we have is a 60/40 share of the net income (in favor of the investor) and the balance to the resort. The lessee pays for water, electricity, insurance and for any replacement items such as a tv breaking down. He also pays an annual maintenance fee of USD 900.00 The resort is responsible for marketing and housekeeping. They have discussed the sale of the resort with the lessee and he is prepared to sign over the villa to the incoming buyer. We have not included the villa purchase in our advertised price as it is a separate agreement. We estimate the sale price of the villa to be approximately USD 150.00 however negotiations with the lessee should commence lower. The villa could of course be purchased at a later date, after the sale of the resort.

There is one owner of the property at present, an Australian citizen, living in Bali who has been involved in the business on Gili Meno for over 14 years. He also owns another boutique resort just 600 meters from the beach resort.

There are many synergies that can be taken advantage of such as reduced staffing levels and costs that are achieved through this mutual resort cooperation.

A significant investment in the resort was made during 2018 with the construction of seven stunning waterfront apartments and improvements to the Beach gazeboes and other relaxation areas.

In 2018 seven waterfront apartments were constructed along with a new reception, bar and guests toilets. In addition to this, a traditional Bamboo and alang alang pavilion were added for restaurant services on the waterfront. To compliment the restaurant, 5 Gazebos and other ancillary structures were built alongside the restaurant for guests to relax and enjoy their food and beverages at one of the best locations on the island.

The vacant land behind the existing apartments (owned by the resort) will allow for ten new rooms, a 12-meter swimming pool and a pavilion for guests to relax by the pool. The construction for this part of the resort will start as soon the first investor comes on board.
